ADU Title 24 Reports and Energy Calculations

Explore our specialized services for Accessory Dwelling Units (ADUs) that encompass Title 24 compliance reporting and energy calculations. We ensure your ADU projects meet California’s stringent energy efficiency standards. Our expertise in ADU Title 24 compliance simplifies the process and ensures compliance with state regulations, allowing you to move forward with your ADU projects confidently.

Understanding ADUs and JADUs

Accessory Dwelling Units (ADUs):

  • ADUs are residential units that can be added to a property with an existing single-family home or multi-family development.
  • They can take various forms, including detached structures, additions to the primary residence, or conversions from existing spaces like garages.
  • ADUs are independent rental units with their kitchens, bathrooms, and entrances.
  • Known by various names such as accessory apartments, secondary suites, in-law units, granny flats, studios, or carriage houses.

Junior Accessory Dwelling Units (JADUs):

  • JADUs are a unique subset of ADUs, existing within a single-family home.
  • They feature a small kitchen and a separate entrance.
  • JADUs are distinguished by their size, not exceeding 500 square feet.
  • Owner occupancy is a requirement for either the primary residence or the accessory unit with JADUs.

Explore Title 24 ADU compliance with us to bring your ADU or JADU project to life.

ADUs, Junior ADUs, and all other secondary units are required to comply with the Energy Code.

This involves submitting Energy Calculations and Title 24 forms along with your building permit applications to the relevant enforcement agencies.

Common ADU Title 24 Scenarios

Attached ADU or JADU [Connected to the Existing Dwelling] Compliance with Title 24 energy requirements for attached ADUs or JADUs can manifest in the following scenarios:

  • “ADU Addition”: Involves constructing a new ADU or transforming existing unconditioned spaces (such as an attached garage or basement) into an ADU.
  • “ADU Alteration”: Encompasses the conversion of previously conditioned spaces, typically part of the existing living area, into ADUs.
  • “ADU Addition+Alteration”: Combines the construction of newly conditioned spaces with the conversion of existing conditioned areas.

Detached ADU [Separated from the Existing Dwelling] For detached ADUs, Title 24 compliance scenarios include:

  • “Newly Constructed ADU”: Building an ADU entirely from the ground up.
  • “ADU Addition”: Entails converting newly conditioned spaces, such as garages, workshops, or pool houses, into ADUs.

This nomenclature maintains consistency with the terms “attached” and “detached” as requested.
